CASA BAY VILLAS RENTAL POLICIES
** IMPORTANT **
Effective December 31, 2006, the U.S. Government's Intelligence Reform Bill REQUIRES PASSPORTS for all American Citizens traveling by air and sea to or from Mexico, Canada, Central and South America, the Caribbean and Bermuda.
Reservation Deposit Required
Casa Bay Villas will CONFIRM your luxury villa or condo reservation via email confirmation. A Deposit of 50% of your total reservation will be required and due within five days. Final Payment on your reservation will be due 60 days prior to your arrival at the villa or condo. For all Holiday Reservations final payments is due 90 days prior to arrival. If a reservation is made 60 days or less prior to arrival the owner and Casa Bay Villas will require full payment plus your Security Deposit to confirm your reservation.
Rates are not guaranteed and can be changed without notice until deposit has been received at Casa Bay Villas.
Included with your email confirmation will be our Rental Agreement Terms & Conditions, Waiver of Responsibility, Guest Arrival Information, Menu/Beverage Selections, (Rates do not include cost of food and beverages nor taxi fare when staff needs to make shopping trips), Airport Transfer Options, Villa Information, Restaurant & Activities Guide.
The villa cook will prepare a Traditional Mexican Dinner for your First Evenings Dinner unless you specify another choice.
Your villa will have menus for you to make your selection for the following day. Your cook will prepare Two Meals per day during your stay at the villa. Breakfast/Lunch or Breakfast/Dinner. The cook will do all the food and beverage shopping. All receipts will be submitted to you for reimbursement. Taxi Fare will be added to all your shopping receipts. We estimate food and beverage cost to be approximately $25.00 to $35.00 per person/per day depending on your selections. PLEASE NO CHECKS OR CREDIT CARDS. PAYMENT SHOULD BE MADE IN US DOLLARS.
PLEASE NOTE: Many villas do not offer Sunday Service as it is the Staff's Day Off. If you would like to have Sunday Service we can arrange this for you at an additional fee paid directly to the villa staff.
Final Payment Required
Final payment on your reservation will be due 60 days prior to your arrival at the villa. For all Holiday Reservations final payment will be due 90 days prior to arrival in Puerto Vallarta.
Security Deposit Required
All luxury villa and condo rentals will require a Security Deposit. Depending on the villa your security deposit can range from $500 up to $2000 for accidental damage during your stay. Your Security Deposit must be included with your Final Payment. We will return your Security Deposit within two weeks providing no damages occurred at the villa during your stay.
Guests occupying the property will be responsible for any damages caused by themselves or their guests to the property or its contents during their stay. Costs for damage will be limited to repairs or replacement value of items(s) damaged.
If your reservation is cancelled Casa Bay Villas provides refunds if and only if we can re-book the property for the identical travel dates and at the same rental rate. In the event of a cancellation after the deposit is received all payment and deposits are non-refundable unless the accommodations are re-rented by Casa Bay Villas for the original booking. If the property is fully re-rented a refund will be made less a facilitating fee of $200.00.
All cancellations shall be submitted in writing to Casa Bay Villas. All Holiday reservations are non-refundable. This includes CHRISTMAS, NEW YEARS, THANKSGIVING, EASTER and SPRING BREAK RENTALS.
To protect your vacation investment we highly recommend that you purchase travel insurance through Travel Guard Insurance and Casa Bay Villas. Travel Guard Insurance cover many conditions such as airline, lost baggage, "Acts of God", trip cancellation and pre-existing medical conditions. Travel Insurance must be purchased within 14 days of booking your reservation.
Casa Bay Villas recognizes that the unforeseen may happen in life and as a result unpredictable circumstances may force you to alter your vacation investment if the unexpected happens. As a service to our clients Casa Bay Villas has partnered with Travel Guard Insurance.
AccommodationsOwnership sometimes changes with our luxury villa/condo properties. In the event any property becomes unavailable after payment is received, Casa Bay Villas reserves the right to substitute comparable accommodations within your reservation period if the situation arises.
All villa and condos have a policy of a maximum number of guests equal to 2 persons per bedroom. Maximum number of persons means adults and children regardless of age. The maximum number of guests will be confirmed on your rental agreement. If more people arrive than allowed, you will be denied occupancy at the villa or condo. An extra per person/per night charge of $50.00 USD will apply. Tenants occupying the property will be responsible for any damages caused by themselves or their guests, to the property, or its contents during their stay. Costs for damage, will be limited to repairs or replacement value of items(s) damaged. Unlawful activities will not be tolerated and noise curfews affecting nearby properties will be enforced.
All villa owners take great pride in their staff. While the staff will never say anything to you about gratuities/tips, it is customary for staff to receive a gratuity on the day of your departure. While tipping is voluntary it is an important Mexican custom which supplements staff income based on the quality of service. In addition to the obvious monetary value, tipping means a great deal to the staff in terms of knowing that their services are appreciated. We suggest a gratuity of 10% of your total accommodations divided among the staff.
Most guests find it best to bring white envelopes to place their gratuity and personally hand to each individual staff member the day before your departure from the villa. This way some of the people who make your stay pleasant but whom you seldom see such as the gardener, pool maintenance and the watchmen are not forgotten. Should you leave the villa and forget to tip the staff or under tip the staff we may deduct payment from your Security Deposit at our discretion.
Should food and beverage bills not be taken care of before you leave the villa or the staff is not compensated properly with gratuities or for extra hours or days worked during your stay at the villa we may deduct payment from your Security Deposit.
Waiver of Responsibility Disclaimer
Casa Bay Villas located in Stratford,CT along with villa owners, representatives or employees while standing behind the quality of our accommodations shall not be responsible for any claims, losses, damages, cost or expenses arising out of any injury, accident or death, or any personal property loss, bodily injury, property damage, accidents, delays, irregular or change of itinerary incurred by any person arising out of any willful or negligent act or omission of any carrier, villa, condo, hotel, ground operator or other person who does not render any services or accommodations.
Casa Bay Villas does not accept responsibility for losses or additional expenses due to delay or changes in air or other services, missed carrier connections, substitute accommodations or of common carrier equipment, termination of service, change in fare or rates, cancellation or double booking reservations or tickets, sickness, strike, war, terrorism, quarantine, pilferage, monetary crises, political or social unrest, labor problems, climactic aberrations, local laws, disease, Acts of God or any other events beyond our control.
Casa Bay Villas shall not be responsibility for loss of enjoyment, disappointment, distress, or frustration resulting from mechanical breakdown, government actions, weather or other factors beyond their control to any persons or personal property while occupying the rental property.
Any dispute arising out of or related to this Waiver of Responsibility Disclaimer shall be resolved by a court or competent jurisdiction in Puerto Vallara, Jalisco, Mexico.
Unlawful activities, boisterous or rowdy behavior will not be tolerated.
